The money, in the open

Up to €70 flat. Your price. Every deal. All yours.

We publish the economics because agents deserve to see the deal before they ask. No subscription to escape, no tiers to decode — one number, forever.

That single fee is your whole price for the move-in: the viewings, the application, the landlord and association paperwork, the handover — and when the client is abroad, their documents, their arrival and one direct line to you. The cap is what lets a renter add it up before they commit: rent plus one flat number, never a second rent.

What the one fee covers

  • viewings and unit selection
  • application, landlord and association paperwork
  • handover and move-in preparation
  • clients abroad: documents at a distance, arrival including airport transfer, one direct line to the agent

up to €70

per rental deal — you set the price

A flat commission on every deal, any amount up to €70 — you choose yours with a slider on your dashboard, and you can change it anytime. No platform cut, no percentage of rent: the cap exists because this one number is your WHOLE price for the move-in — paperwork, handover and the abroad case included. Undercut the cap and you have a pitch no incumbent can match.

AED

priced in dirhams — the rule that sells

Every unit on this site is priced in the money renters here actually pay: dirhams. Nigerian-prince pricing games, euro imports and FX roulette are off the table — clients read a price and know what it is.

×10

deals a month, fee printed on the deal

The math our agents run: ten flat-fee deals a month beats chasing one big commission — and flat pricing closes faster because the fee is printed, not argued.

You keep 100% of every commission — Dubai CondoBase charges agents nothing.

The playbook

How to actually do the job

Getting units, handling documents, staying inside local law, running viewings that convert. Each market is different — we write it down for each market.

Condo capital of Southeast Asia — but the paperwork has its own personality. Here's how agents run it cleanly.

Local law, the parts that bite

  • Foreigners can own condo units (not land) — up to 40% of a building's units. Foreign buyers ask constantly; know the quota of the tower you sell in.
  • Rent Control Act covers residential units at ≤ ₱10,000/month in Metro Manila — increases capped at 7%/year. Most of your expat stock sits above it, but know when it applies.
  • Security deposits: the market norm is 1 month advance + 1–2 months deposit. Deposits must be itemized and returned — put deductions in writing.
  • Associations rule: condo corporation dues, parking rules and move-in fees live with the building, not the owner. Always check the master deed and association dues before quoting.

Documentation that closes deals

  • For sales: Condominium Certificate of Title (CCT) + latest tax declaration + real property tax receipt. Verify at the Registry of Deeds — uncancelled liens kill deals late.
  • For rentals: government ID of the owner (or SPA — Special Power of Attorney if you sign for an overseas owner), association clearance, and a move-in permit for the tenant.
  • Foreign tenants: passport + visa is enough for a lease, but buildings with long-stay policies may want an ACR (alien registration) copy — ask the admin office first.
  • Put every agreement in writing on our e-sign flow: deposit terms, dues responsibility, appliance list. Photos of the unit on handover day settle deposit disputes.

Viewing handling, Manila-style

  • Traffic is the realtor's tax: cluster viewings by district (Legazpi morning, BGC afternoon). Offer video walkthroughs for abroad buyers — our listings carry images and video natively.
  • Bring the unit facts sheet: dues per sqm, parking slot, floor level, fiber providers. Dubai CondoBase flyers (QR on every card) hand this to the client before you arrive.
  • Guard logs: many towers require visitor IDs — book viewings ahead with the admin office and tell clients to bring a photo ID.
  • Follow up the same day through your Dubai CondoBase inbox — the thread, the flyer and the reservation flow all stay in one place, so nothing dies in Viber.
Live on the wall

Your listings run on a wall in a Bangkok lounge right now.

This isn't a video we made — it's Dubai CondoBase Ambient, a full-screen display mode that cafés, co-working spaces and building lobbies run 24/7. Real towers, real prices, the hottest units spotlighted by actual renter demand.

  • Every unit you publish plays on the wall — priced in local currency, with your name as the listing agent.
  • Demand decides the spotlight. When renters are circling a building — saves, alerts, reservations — the wall zooms in on it.
  • Scan-to-listing QR included. Anyone in the room can point a phone and land on your unit's page — scans are tracked for you.

Want it in your lobby or your client's café? It's a URL: dubai.condobase.net/ambient?city=Cebu — full screen, zero setup. Every city has its own wall.
